Why permit history matters
Buying: a finished basement, a newer roof, or a replaced furnace with no matching permit means the work was never inspected. That's a negotiation point at best and a safety or insurance problem at worst — and it's far cheaper to learn before the offer than from the inspector.
Selling: Minnesota sellers complete a written disclosure, and buyers' agents increasingly pull permit history themselves. Knowing what's on file for your own house — and resolving open or expired permits before listing — removes a classic deal-killer.
A permit search is not an inspection. It tells you what was filed and finaled, not the quality of the work — pair it with a professional inspection.
